BLVD Beltline by ONE Properties -- located at Macleod Trail and 12th Avenue SE -- has officially launched their leasing program and the building has the notable distinction of being the first residential tower within the boundaries of The C+E to be built and completed since the release of the Rivers District Master Plan in 2018.
Construction on the mixed-use development began in late 2018 and is a two-phase project which, when complete, will include a total of three towers featuring 1,030 residential suites. Phase one, which is now renting, includes 651 residential suites over two towers with 16,500 sq. ft. of retail space. The two towers, 34 and 37 storeys respectively, were designed with the notion that its residents are people that want to live it all, all in one place and what better place than right in The C+E.

The expansion of the BMO Centre into Western Canada’s largest conference centre is underway and by this time next year will dramatically change the skyline in The District as steel beams go up and the vision of the building takes shape. Stampede Trail will evolve into a festival street – the “centre ice” of The District – and will be lined with restaurants, cafés, shops and plazas. It will become a gathering place for everyday life alongside celebrating the victories and milestones of our city. At build out, The C+E will offer urban living for 8,000 new residents and see 4 million square feet of residential, office and commercial development for all Calgarians to experience.
BLVD Beltline lives and breathes the essence of The C+E. Prioritization has been given to amenities that are rooted in culture, connectivity and convenience like co-working spaces, an outdoor pool and cinema along with a two-storey fitness centre. The building itself is also a stone’s throw to the city’s pathways and cycle tracks and have included a bike wash and workshop with stands and tools for tune-ups and repairs along with bike storage.
Dog-lovers will be happy to know that with plenty of open spaces and easy access to the Elbow and Bow Rivers, BLVD has washing and drying stations for dogs after a well-deserved afternoon spent playing in the river or exploring the network of green spaces that are within walking distance.
ONE Properties is aiming to achieve a LEED (Leadership in Energy and Environmental Design) Silver certification with this building. They have incorporated natural lighting to conserve energy, low-flow plumbing fixtures and used materials that contain low amounts of VOC’s (volatile organic compounds) in an effort to build greener.
All of these considerations are synergistic with The C+E’s vision of creating a community that is sustainable environmentally and socially and where healthy lifestyles are encouraged.
